The latest update to the exterior of Townsville’s Yarrawonga Village Apartments.
Project Overview:
The quality of finish relies heavily on the attention to prep.
Little wonder we’ve been invited back to help maintain Townsville’s gated Yarrawonga Village Apartments many times over the past 15 years.
Located in North Ward and just minutes to the city’s iconic waterfront entertainment strip, The Strand, this quality complex is nestled into tropical surrounds.
Adding significantly to the architectural detail, all apartments have large balconies with beautiful balustrading – which was the focus of our most recent phase of work at the site.
What we did
“The balustrading is one of the first things you notice when you step into Yarrawonga,” said Grant Painters Townsville foreman Jacob Wilson.
“It gives the premises a very distinctive look.
“And that’s what we worked on this time – all the exterior timber work, including the balustrading on the balconies, four stairwells and window frames.
“Because the aim was to achieve a mirror-like finish, we sprayed everything. That meant meticulous attention to taping.
“I think the photos demonstrate that, considering the work reached three storeys high.”
“I’ve been working at Grant Painters for eight years and I’ve been involved in four projects at Yarrawonga – but I know our history goes back way longer than that.”
Attention to preparation (above) defined the latest stage at Yarrawonga, rewarded with stunning results (below).
A perfect, mirror-like finish at Yarrawonga Village Apartments.
Challenges included having to work around the schedules of a large number of residents.
“There’s six townhouses and 24 units,” said Jacob. “We would work on the balconies of six homes at a time.
“That would mean coordinating the works schedule through emails from staff at Yarrawonga, as well as knocking on and placing directly on the doors.
“There was a ton of follow-up and communication, but it was essential for the project to flow smoothly.”
Technology, including the use of booms and spider lifts has made the task of working at height and accessing difficult-to-reach areas significantly easier in the past decade.
The results:
On site manager Diane Johns said: “The team from Grant Painters have been coming here for a long time. They’re always friendly and we’ve always been happy with the results.
“If there ever any problems, they come back and fix it.”
As the manager for such a large site she pointed to the need for trade contractors to be adept at communication.
“Because there are six townhouses and 24 units here, coordination is critical,” she said.
“There was a lot of timberwork involved and a lot of units. In addition to keeping residents informed, they had to work in with the builders, who had to replace some of the balustrading that had rotted – which all went smoothly.”
